Pricing, costs, deposit
The deposit is fully refundable. We share the exact amount once you enquire about a specific room.
Everything: 300 Mb/s internet, electricity, heating, water, waste. It's a flat rate, no surprises at the end of the month.
This applies to rooms in shared apartments. In studios, utilities are billed based on actual usage.
No. You pay: rent + a flat utilities fee (rooms) or utilities by usage (studios) + a one-time insurance of 48 PLN + a refundable deposit.
No commission. No admin fees. No contract-signing fees.
Simple: send the transfer to our account by the 1st of the month (the system applies the discount by the 4th, since transfers take 2-3 business days to clear).
Example: your contract price is 1600 PLN. Pay on time → the invoice is 1500 PLN. Pay late, and the invoice is the full 1600 PLN.
Condition: no other outstanding payments. First you get a proforma invoice, which turns into a final invoice after the 4th of the month (for 0 PLN if you paid on time, that's your proof of the discount).
Booking and signing process
Many rooms are available right now. From your enquiry to signing the contract usually takes 1-2 days. You get the keys on move-in day. If you're in a hurry, just let us know, we can arrange your move-in even the same day.
The deposit is refundable. We'll tell you the exact amount when you ask about a specific room.
Yes, you have four options, pick the one that suits you:
- In-person viewing, we arrange to meet at the apartment.
- Video viewing on WhatsApp, we give you a live tour of the apartment and answer your questions in real time.
- Online 3D walkthrough, explore on your own from your phone or laptop, anytime, 24/7.
- Reserve without a viewing, for when you've decided and want to act quickly.
To sign the contract you need:
- an ID document (national ID card or passport)
The apartment and furnishings
Bed, desk, chair, wardrobe. The room is fully furnished, you walk in with your suitcase and live straight away.
Dishes, pots, cutlery, washing machine, microwave, dryer. Fully equipped, you don't need to buy anything to get started.
300 Mb/s fibre internet. Enough for remote work, streaming, gaming and video calls for all flatmates at the same time.
Flatmates and life in the apartment
You report it through the form in the Tenant zone tab, and we handle the maintenance. You don't have to find a plumber or electrician yourself.
Only people named on the contract can stay overnight, short daytime visits are fine.
A short list that keeps things stress-free for everyone. The full rules are in your contract.
- No smoking, inside the apartment, on the balcony or in the stairwell. This also applies to other substances.
- No parties, first breach: a warning.
- Shared spaces are cleaned on a schedule, everyone takes their turn for a week.
- Sorting your waste is mandatory, as it is everywhere in Poland.
International students / Erasmus
Yes. Full support in English, bilingual PL+EN contracts.
Yes, you can sign the contract before arriving in Poland, fully remotely. Here's how it works:
1. Message us, tell us what you're looking for (neighbourhood, budget, dates).
2. We pick a room that fits your needs.
3. We show you the room over video on WhatsApp. If you like, we give you a live tour and answer your questions in real time.
4. You pay the deposit, we reserve the room for you.
5. We send the contract, you sign it remotely, bilingual PL+EN.
Bonus for non-EU students: our contract is accepted as proof of accommodation for your visa application. You can apply for your student visa with a room already secured.
No.
Within 30 days of the reservation date, we refund 50% of the deposit. After 30 days, the deposit is non-refundable.
A reservation blocks the room for you, we don't show it to other tenants. That's why after 30 days the deposit stays with us.
Changes during your tenancy
Yes. You have two options:
- A 600 PLN fee to change rooms
- No fee, if you find someone yourself to take over your current room
Bonus: when you renew your contract, changing rooms is free.
Yes. Let us know 1-2 months before the contract ends, and we'll prepare the paperwork. The earlier you tell us, the more certain you are to keep your room.
Moving out and deposit return
Self check-out, on your move-out day:
- You take 3-4 photos of the room (final condition: bed, desk, floor, bathroom if private)
- You fill in the deposit return form (account number + return details)
- You leave the keys as instructed
No need to arrange an in-person handover, you do it yourself, whenever it suits you.
We return the deposit within 30 days of the contract ending. The transfer goes to the bank account you provide in the deposit return form.
